Building Inspections

At various stages during construction you will need to arrange for building officers to inspect what has been done in order to ensure that your building work complies with the plans and specifications and the conditions of the building consent.

All inspections required are listed on the building consent.

Who are the inspectors?

The Council provides a team of officers capable of checking plans, specifications and building work during and after construction.

What hours/days do the Council Inspectors inspect?

Monday to Friday - 8.15am to 4.30pm (excluding our lunch breaks which are 12.00 to 1.00pm)
After hours – by special arrangement
Public Holidays – no inspections are carried out.

How to book an inspection

Please contact the Customer Service Centre to book an Inspection.

The following information is required when logging a booking:

  • The address at which the inspection is to take place.
  • The Building Consent number of the project and whether there is an outstanding rectification.
  • Name and phone number of the contact person who will be on site.
  • The date and time required for the inspection.
  • The type of inspection required, i.e.; plumbing, drainage, foundation, piles, pre-slab, pre-line completion, whether it is a residential or commercial property.
  • Telephone number link?

What happens if the Inspector is not happy with the building work?

In most cases this will be settled by discussion with your builder and a site instruction notice being issued to the owner and/or builder. Our Building Inspector will advise what is needed for the work to comply with the approved plans and the Building Code.

In serious cases the Inspector may consider it necessary to issue a Notice to Fix.

What is a Notice to Fix?

A Notice to Fix is a legal document issued where a contravention of the Building Act or non-compliance with the building code has occurred.

A Notice to Fix may require all or part of the building work to cease immediately.

Remedial work must be completed within a time frame specified by the Building Officer.
